Central Florida has so much to offer for all people, from Orlando theme parks (Walt Disney World, Universal Studios, Sea World) to entertainment and shopping. Beyond Orlando there is a huge selection of more activities and places to live. Just a few miles to the northeast is the the huge conglomerate of adult community “villages” commonly known as The Villages; this area over 100,000 residents covers three counties. Arlington Ridge, The Plantation at Leesburg, and Royal Highlands are gated golf communities comprised of site built homes. On the other hand, Legacy of Leesburg, also with custom block only site-built homes, has a lot of open conservation space and focuses on open space with no golf course; Legacy has no shortage of available activities from swimming to softball and other sports courts. Highland Lakes is another non-golf community, but with frame construction homes. The town squares in The Villages are open to all so you can enjoy many of The Villages activities just be taking a short drive the squares and also to most of the restaurants.
There are many factors to consider when you select an adult community or even a family community in this area. In the Leesburg, Florida area you may consider specific location and activities which you like. You need to also evaluate the legal structure of the community as to being part of a Community Development District (The Villages and Arlington Ridge) or a resident owned Property Owners Association (Legacy of Leesburg, Highland Lakes, Royal Highlands). Security access and control can be another factor to consider; some “private” gated areas of The Villages are not private at all as they allow public access because the streets and public and not part of The Villages maintenance.
When evaluating a specific community it is imperative to review all legal documents for the community. This includes Covenants and Restrictions which are part of the Warranty Deed. Make sure the seller provides copies of the Covenants and Restrictions, including by-laws and regulations and even financial statements. Some communities may have a debt load while others may have “reserves” for future maintenance.
When you do find your perfect community you then should look at the best location within that community. Location matters for your own enjoyment, for property values, for security, and open space. Many, if not most, homes will be separated from the home on the adjoining lot by only 10 feet. Homes with more side yard would be more desirable and at a higher price. Open back yard space is really nice.

If you would like to showcase your own home for sale by owner in Legacy of Leesburg or another Leesburg area adult community, please send an email. You must have your home listed for sale by owner on a public site and you must be able to complete the sale on your own using a Title agent with no assistance or involvement by any real estate agent. Generally real estate listing will not permit you to complete a sale on your own. You can save buyer and seller thousands of dollars by going the private route.
